A recent study published by Archistar and CoreLogic has revealed a hidden opportunity to address this issue: the potential to build millions of new strata units across the country’s capital cities.
The Scale of the Opportunity
The ‘Missing Middle’ report explores the development potential of capital city land lacking strata development, defined as low to medium density dwellings such as apartments, townhouses, duplexes or triplexes.
The report has identified over 1.3 million sites across Australia’s metro areas that could accommodate 3 million new strata units. Of these units, 57% of the potential opportunities are within 2km of an existing train station.
The majority of the sites are well-suited for low-density development, offering the potential for more affordable housing options, community integrations and reduced infrastructure strain.
